I'm one too :) Although just a flight instructor and not working for any bigger outfits professionally.

I outfit a 9br home all the TCL roku TVs. 

I am guessing that they are a new and or small outfit.

Reason being is that to have a viable management company in Indianapolis you must either have a book of business that is so large it supports the running expenses of your company (since rents are somewhat low here depending on what class of property you have) or they are a smaller outfit and have to nickel and dime every investor.

I've heard tale of some outfits that will even refinance you up to 90% LTV.  

Those that despise turnkey will fail to listen in the differences of a Turnkey company selling on #'s and Turnkey outfits that are well organized, in house crews that work for cheap instead of outsourcing to Contractors who will mark up jobs on average 40%,  have excellent management and have a unique philosophy that does not include setting up properties for failure through sub part rehabs.  

There a few others locally that have good websites with plenty of information, but I have no personal experience with them.And there are also the few nationwide outfits that are focused on real estate investors that have been mentioned many times in this forum, but they don't have a local office.

Lots of bigger outfits do well with these mediums.

But now I’m buying another larger building downtown and it’s perfectly suited for a STR outfit (at least the downstairs units). 

Outfitting is going to depend on the place, but you are looking around 20k maybe if you are frugal and watch for deals.I don't want to discourage you but I wanted to make sure you had at least some info.
