If you cannot google and find a lender then there is most likely a reason why you cannot find a lender to do the loan.Finding a lender today is like finding a mcdonalds, they are all over the place.

I don't know that any of this would affect a new appraisal, but there may be some comments by the appraiser, which may or may not hurt you depending on why you want the appraisal in the first place. 

There is almost no scenario where a condo would ever positive cash flow while servicing debt, and very little positive cash flow with no debt.If your budget only allows for a condo, find a better place to put your money to work.

California's probate rules can be drastic in the event of death that having a proper estate plan in place can help in any number of situations, including if just traveling or incapacitated.These are all things you will want to discuss with your attorney and CPA.

Only place I felt "safe" in CA was on base.

You can also go on zillow/FB marketplace to see what other similar properties are renting for around where your place is at. 

After diligent searching there are ZERO duplexes for sale within an hours drive of my work place.
