@Luke H. not defending her and I'm sorry noone showed up. but if you are not represented and she knew you were trying to organize Seller financing, she wanted to have another agent represent you because she is didn't want to or couldn't represent both of you depending on how her listing agreement is signed. if you want to DM me the address I can look into it for you.

The PM's policy does not want to have the burden of defending every Liability claim for the investors. 2)  The Additional Insured endorsement allows the PM to directly submit a Liability claim to the property owner's policy, bypassing the PM's policy.
