The pandemic makes everything a toss up since a lot of financial firms are moving down south, but also people from NYC are moving to NJ so it feels like the wheel of fortune is spinning and no one knows who's going to get the jackpot.

I’m liberal as hell, but woke housing policy is going to try to force small landlords’ hands to accept tenants they may not otherwise want.

Frankly I See no value in joining the club ,the expense the training having to disclose I’m a realtor and forced to follow the restrictive guidelines standards set by a over reaching national liberal group ( NAR) controlling my moves .

Cost of living, cost of doing business, politics, traffic, liberal extremism, crime, etc.

Primarily because even though the reason for eviction would have presumably fallen outside the local Covid protections, the law is largely untested and the courts might construe it very liberally in favor of the squatting tenant all things considered. 

Some of my ideas are:Re-caulking around windowsFiguring out a way to motivate the tenants to be less liberal with their electric useBuying them newer, more efficient heaters that just plug into outlets insideI'm in Kentucky and it has been a cold month, so my assumption is this would be one of the most expensive months of the year.Worth mentioning there is a small amount of living space (~400 square feet) in an attic apartment with no insulation.Thanks!

Yeah Portland used to be that quaint as well .. that was until BLM starter their rallies and then Antifia high jacked them and made them very violent with huge amount of violence and window smashing.. what was walkable downtown is half boarded and when the nice people left the homeless replaced them.. its a sad situation.. so at least your fine city did not get screwed up like Portland and Seattle.. in this area rent control and other new rules that were passed by the ultra liberal have landlords rethinking the whole concept.  

The cons are that prices are definitely up there now.Some parts of it are close to the water so you want to find out if a property you're looking at is in a flood zone and if so, take into account any higher insurance you'll be paying (talk to your insurance agent).Also, like the "East Side", people tend to use the label "Edgewood" liberally, to try to get higher prices, for properties that are really on the border of, or really outside of, Edgewood proper.So make sure that if you're looking at or paying for an "Edgewood" property, you're not really paying for something that's outside that area (especially the parts that start to head into Providence).

You can choose to not add it I know I will because I personally know how judges especially liberal pro tenant ones look for ways to help them .

Essentially, to VERY liberally paraphrase the concept "you can 'co-invest' with a disqualified party (yourself or another one) ONLY on an original purchase or transaction.
