The guideline says that it "must be occupied by the borrower for some portion of the year" and that it "cannot be subject to any agreements that give a management firm control over the occupancy of the property," among other things.The prevailing interpretation is that if YOU control what days/weeks/months it's available to the public as a STR on airbnb (or whatever platform), then YOU are retaining "control over the occupancy."
