Based on the feedback it appears different people have different interpretations of how AirBnB+ADUs should be operated.

However, it is difficult to know for sure how the law will be interpreted by the courts and how it will be enforced.  

The guideline says that it "must be occupied by the borrower for some portion of the year" and that it "cannot be subject to any agreements that give a management firm control over the occupancy of the property," among other things.The prevailing interpretation is that if YOU control what days/weeks/months it's available to the public as a STR on airbnb (or whatever platform), then YOU are retaining "control over the occupancy."

However, California interprets these provisions a bit “less narrowly” than other states, in as much as a non-listed event can still fit within a written force majeure provision if it is “unforeseeable at the time of contracting”.

You may not find the perfect deal when you're in town, but having set foot there and seen various neighborhoods goes a long way in interpreting listings and the market when you get back home and communicate with a Realtor by email discussing listings.Good luck on your investing journey!

Also, make sure you get all agreements with legal advice, so there is no room for interpretation tomorrow.

I'm not sure what you're defining as "contrarian investing" and how to interpret "you must do what everyone else isn't doing".  

@Erick Gomez Few problems with that keyword list.First, Google takes substantial liberties when interpreting your keywords if you don't use modifiers.
