My interest rate and purchase price wouldn’t allow for positive cash flow unless I charged an unreasonable rent—or put about $500K toward the principal, which isn't ideal.I’m a high earner, so I’m weighing my options:Take the loss ($60K-$100K), buy another house, and chalk this up to a hard lesson learned.Refinance, put more money into it, and rent it out long-term—even if it’s not immediately profitable.Invest my money elsewhere and try to make peace with staying here for several years or just move.Would love to hear thoughts from anyone with experience in real estate, financial strategy, or noise mitigation.

Warning:If you depreciate a property down near zero and then have to sell your property at a loss during a situation of distress...You could end up giving all the proceeds to the bank AND owe the IRS a big chunk of money for recapture.Long-term tax planning with real estate needs to be coupled with risk management and making sure you don't lose any properties.

Hey everyone,I’ll keep this short and would love to hear from investors who have successfully leveraged a HELOC to scale their real estate portfolio for both short-term cash flow and long-term wealth building.I’m about to unlock $200-250K in HELOC from my primary residence (a condo in NYC), and I know there’s a powerful strategy I can implement.My current plan:✅ Acquire a 10-15 unit multifamily in a mid-sized market (AL, TN, OH, etc.), targeting a $700-800K deal with value-add potential.✅ Use 20% from my HELOC for the down payment and finance the rest with hard money.✅ Force appreciation over 6 months, then refinance into a DSCR loan to pay off the HELOC.✅ Rinse and repeat!
