Ultimately I would like to get into rental properties but I'm thinking that Wholesaling could be a good place to start to build up capital before buying a rental I want to hold for a long time. 

It's definitely my unclear wording that's at fault here.No millions here, just thousands in K:$475K = Loan servicer approved a short sale for this amount.$890K = Value if the property were in excellent condition.$700K = Multiple parties are arriving at this number as their bid

I am an out of state investor so I will need a trustworthy agent that is looking on building long term relationships as I build my portfolio in KS. 

@Antoine Martel That's where I'm stuck - obviously I'd love to be vacancy-free for the next two years and build up/save the cash flow, but at the same time, I'd have all 5 leases expiring between April 8th and June 30th, 2020.

I plan to build up a Memphis portfolio this time for the long term. 

It sounds like you're looking to build up to apartment buildings, but what do you think you'll look at buying first?

I found Bigger Pockets 2 years ago but im shy and it took me a while to get engaged and realize that were all just students of the game of real estate and some are farther along their journey than others and that is no excuse for me NOT to network and get to know many of you on here and tap into everyone's experience and knowledge and resources to build up my rental portfolio and to help others along the way as my knowledge and experience grows over time. 

BTW, I'm also in ministry and trying to build up my portfolio for the sameness purpose.

It sounds like you're existing portfolio may not qualify but there are several companies offering 30-year fixed on 1-4 unit residential.4) Build up  a cash cushion to see you through any high-interest period.
