Rates that are too low relative to the rest of the market are a red flag.Agreed granted many of the HML have a sliding rate scale based on ARV and experience and maybe a little fico in there. lowest I have personally seen was 7% and 2 points.. and of course junk fees.

There may be something called a "Due On Sale" clause.Check and see if all tax parcels are included in one mortgage or if they have separate mortgages.You have to have him spell out what he considers to be a "partial seller financing".

that we’ve learned in our 24 years, managing almost 700 doors across the Metro Detroit area, including almost 100 S8 leases:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+ (roughly 5% probability of default), zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680 (around 10% probability of default), some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

For deals I do, I try to write in under the inspection section in the purchase agreement, “any and all recommend by home inspector including but not limited to inspections checked no above.”

Looking more closely the higher price agent seemed to provide overall better comps though one or two that I would have considered comps at a somewhat lower price didn’t make it.the Lower price agent had a very unimpressive CMA which included a hurricane damage property sold for land value and another that was an auction, so in retrospect, I’m not too convinced that the lower price agent really knows what they are doing.
