Since Texas has requirements for Lease Options of more than 180 days so stringent that even the most knowledgeable investors do not want to do them,  ask them how they fulfill those requirements?

You could go ahead and offer to rewrite your original purchase agreement, acknowledging the seller's need to complete probate and agreeing to $50/day until the seller can fulfill the sale.

auction.com website hosting bank owned, there seems more possibility to do hard money.as a rule if you're dealing with a county's auction directly even hosted by aucton.com that defaults to county, I would not use a lender (hard money company) regulated  by the state or national level) and i dont think they can fulfill a county auction closing timeline and you lose your deposit.
