I guess it's just too many factors to consider and it easy to get overwhelmed and cannot get accurate info and estimation when I conduct analysis (ex. property tax rate, insurance, maintenance fee, rent, repair, closing cost, etc.) 

They would cash his checks (even huge ones like $20k) for a small fee, and he would take the cash and pay his guys.

Hey @Keenan Patton,This deal looks solid with a projected $60K profit, $435K ARV, and a $13K assignment fee in Northern California.

If the higher end rent prices on comparable units take an extra month to fill the vacancy and also the tenant stays 1-2 years instead of 3-4 years on average those landlord make LESS income charging that rental price ESPECIALLY if they pay a PM a placement fee upon turnover on top.

I don't like one-time fees for software (he also says you can't buy it without signing up for his mentor/coaching program) because as a one-shot deal support, updates etc are usually pretty poor. 

ATM business mainly makes money from the transaction fee.

I would consider offering an incentive like a free application fee, or $50 off first month, free parking for 3 months etc.

We also have a firm policy, always enforce late fees and deliver a notice to pay or vacate on the 6th.

Not sure her “design” fee or what was spent on travel.
