I think you are doing great and would be interesting in seeing what systems you currently have in place to have gotten to this point, maybe examining those will bring out a flaw.

We had to file plans, and what was the kitchen was called a "bar", and the original examiner turned it down calling our plans all BS.

While some people will claim that just that education has led them to great success, closer examination often reveals that either their success was more a matter of luck (a rising market), is overstated ( they bought a lot of property but have little equity and a lot of debt), or they’re outright lying usually because they want you to buy something.

David,I think your choice of R, NC is a good one, it is a very strong market and I personally believe that in the next 10 years, you will see some positive appreciation.That said, I think you need to really understand and examine cash flow, operating expenses, and all other expenses associated with being a landlord.

We made an offer with all the normal contingencies and in addition, we added contingent on proof of last 6 months rent payment, and satisfactory examination of the lease.

As far as not getting full price not using a realtor, having been doing this for 30 years and having passed the real estate exam in NY, NC and FL  five years ago I would've agreed with you  But in this digital age I hundred percent disagree with your statement
