Anyway, since this unfortunate event happened during my RE course and my DBPR application process, it was standing as an "open case" with no final decision at the moment because of the fact that I agreed to join a 3 month drug court program where Im obligated to get drug tested once a moth and test clean and complete community service hours(25hrs).... ( IM NOT ON PROBATION!)

Rehabs/Flips do not qualify for 1031 Exchange treatment because you did not have the intent to hold for rental or investment, but rather had the intent to fix and flip (i.e. held for sale, not investment).
