I also highly advise you attend a few LTB hearings in your area before you invest to get a feel for the abuse of landlords in Ontario.

The tenant has the option to deny they received it and then you will have to prove how.

They needed to show a court that they were trying to sell, and they simply denied all showings.

Also, maybe add something to the lease such as:"Any repairs due to tenant abuse or negligence which must be done immediately will be added to the next month's rent as 'additional rent.'
