All of a sudden, EVERY application is coming back squeaky clean despite criminal records, misdemeanors, felonies, evictions that can be found with a public records search. 

Hey all you land trust junkies I just got an e mail from a title company in MO that closed a deal a few years ago and the buyer put it in a land trust they are trying to sell .. but the title company wont insure it as they claim land trust are not legal entities in MO.so title needs me to do a new deed to clean up title which of course we will do.. but just think if the sellers in other situations were not in the bizz like us and would not understand or respond or you cant find them all those land trust are dead in the water currently.  

I’m guessing an attorney would advise you to make a clean break by simply selling the property or having her buy you out and refinance the loan to get you off of it, but I’m not an attorney so I’d recommend talking to one about it. 

I doubt your tenant has one.Also, in HUD ESA guidelines the Tenant must abide to any pet restriction or rule not affecting the ESA animal’s ability to provide support - like county license, vaccinations, leash, waste clean-up rules, or spay/neuter regulation. 

Even if the data comes out clean, you can still learn so much about them. 

After years of cleaning, dealing with tourists, and having to be on call 24/7 you could not pay me to do STRs.

Insurance probably sent an inspector who gave a ballpark repair cost in addition to the cost estimate the clean up company provided.I'm assuming you used the clean up mitigation company the insurance suggested, who may not be your best choice.Get another estimate to return the property to full glory, cost for paint, glue, dumpsters, every nitty gritty drywall screw, plus putting your tenant in like kind housing.

I think a ReafCo filter would clean up half of the issues.
