Although, there are plenty of bad characters out there who act like they are investors and have no intent to buy, and don't disclose if they are even capable.

I own 4 pieces of property but I'm going through a divorce. 2 of them will be sold and I'm attempting to keep 2-- some VERY desirable land and a STR. 

Are there are a lot of people attempting to do this in your opinion?

TheLender is probably just a difficult lender that we will not attempt to use again.

It also sets a precedent for others to attempt to follow. 

The fact that you double close at the end to me would have no bearing on the fact that you attempted to market the property for sale without a license which again is the entire intent of the law.
