For example, if I want a new boat, I can spend that money on the boat or I can find an investment that provides me the monthly residual income and then finance the boat and use the income to make the payment.

I've actually hard that you can get as High as a 50% and even a 55% DTI with a VA Loan , based on your Residual Income and Credit Score  ???

If the elect to stay, make it clear they are not to disturb the covered and painted surfaces except to use a small nail to hang a picture or make them use straight pins or last resort adhesive picture hangers (these can pull the paper off sheet rock).
