.: No national chain of any type (or most business of any moderate size) wants to run their business off a DSL line, since every second of downtime can costs huge dollars they are probably looking for business class, fiber-based service potentially using a provider they already contract with as part of their IT services.I'm in agreement with others here, add the 50k in monthly installments over the course of the lease and thank them for the improvement to your building.When this tenant moves out, what residual cost remain to be passed on to the next tenant?

My goals in real estate are:Learn how to do a foreclosure and turn around and whole sale it.Then learn how to get a passive residual income stream going through Duplex,triplex, 4-plex rentals and lease option homes.Then get a portfolio of income streams going through creative financing: seller financing, discount note buying, and tax liens and deeds.I joined biggerpockets to gain more knowledge to help me acheive my real estate goals.

If the elect to stay, make it clear they are not to disturb the covered and painted surfaces except to use a small nail to hang a picture or make them use straight pins or last resort adhesive picture hangers (these can pull the paper off sheet rock).
