As I look across the US, I'm seeing that different STR markets are in different stages of maturity, and am curious which strategies investors are using to target them.On one end of the spectrum you have mature vacation rental markets that have stood the test of time (long before Airbnb and VRBO existed). 

In terms of recommendation I have called and spoke with DOZENS of lenders and Brokers, but one that stood out and was able to help me in a situation where most turned me down was the David Greene's team.

What features stood out for those properties that helped them get to that appraisal value.

Since closing, we have replaced the flooring with new LVT, updated all electrical trim, replaced a water heater and both washing machines, reinforced the shed's water-damaged trusses and resealed the shed's metal roof, painted throughout, and installed a glass shower enclosure.

It all depends on what type of framing/trusses hold the roof up.

I've done a showing today, just walking through with my agent and taking some pictures of any details that stood out. 

I won the case, stood up for my other tenants, but the judge would NOT grant financial victory for me, thus costing me the $7000 in fees.

@John Warren happy to connect I do already have a PM company (Simplified Management) stood up and 2 full time admins that support my real estate team but everyone has plenty of work to keep them busy at the moment.

Then you may need extra rafter supports as trusses were not the norm & long roof beams sag a lot overtime.
