For our second STR, we are currently researching Sherman, potentially / ideally, a less expensive duplex that we could rennovate and self manage from Dallas with workers coming to the area in mind. 

5unit is probably manageable.  20 unit is work I would think. 

United Wholesale Mortgage is only lender I'm aware of that allows for $100k or less for a DSCR loan.

Start with Reonomy or Costar to identify all the 100+ units in your target market (on and off market) and then see if you can get into direct contact with some owners.

With a house hack you buy a single family and rent out rooms to roommates to make money OR a small mult-family (2-4 units) and rent out the other apartment(s).

So My dad would end up with 50 to 75 leads for the month all self produced ( which was legal at the company) And within about 18 months was number one sales men then about 2 years after that he went out on his own and started buying his own land to flip.

As for the first investment, I highly recommend starting small, like with a turnkey property or even a 2-4 unit multi-family.
