By the amount of attention this thread is given, and based on your deliberate and wanton disregarding of the law that is putting your "tenants" in a precarious legal situation, I'm sure there are probably several people who have already turned you in to either the Washington State Dept of Revenue, the IRS, various consumer protection agencies, the Washington Real Estate Commission, and probably a host of other agencies so you may as well prepare your defense now.

I have not looked into something like this personally, but it would seem the profit potential will be significantly watered down and you have very little control over the investment, may as well invest in a great REIT, at least you get liquidity, transparency and better tax strategy

As others have stated you may a great tenant and on other had you may have a PITA...Perhaps visit the tenant and give them somewhat of an "interview" to feel them out and see what kind of a vibe you get from them?
