The downfalls are that customization can be limited depending on the company and also you will need very clear access to the site to deliver the pieces of the home and drop them into place. 

These tend to be mostly inland and mid-western cities, away from the coast, but definitely not all of them.I think these markets will deliver a good combination of rising home values, rising rents and cash flow.

I don't think about retiring: there's a certain sense of pride and high achieved from every home delivered to a family. 

Buying investment property is a great way to build a portfolio that delivers wealth now and sets you up for a comfortable retirement in the future.

But if a guy delivering oil calls you about a house he noticed on his stops, you close, and you kick him a few bucks, I think you'll be okay. 

As a new investor stepping into Orlando market , building my team , needs GC s to be on board which having hard time with , to find the right company and candidate to deliver the right results of timing , most to be done with least expense and reliability of work and trust , any body know the right guy or company please help , really appreciate it in advance ....

@Joe Assad in Los Angeles just put out a forum post about renovations that deliver the most kick for your dollar.  

On the other hand, if the tenant does deliver the rent and we can get through the winter, then I would be in a better position from the financial and rental demand standpoints.  

Back before there was email and internet people serious about buying property would hand deliver offers and meet in person with checks in hand. 

Contract is not bidding until both parties sign AND IT IS DELIVERED!
