If you are really comfortable with the deal flow, the best way would obviously be to keep flipping / scaling up while gaining equity each time but its a lot harder as you never really know when the next deal may come. 

I don’t mean to be harsh with you, but I see this mistake all the time.  

I have called some local lenders (I prefer to deal with local banks if possible), but have not gotten very far.

Since I have to move from California to New Jersey next year, I’m considering house hacking with a multi-family home in Union City, NJ. 

Did you not get a copy with your 2023 tax return?

There are houses that can be lived in and fixed up, or turned into multi-unit spaces (such as terraced houses with converted 'stables' at the back) for living in and earning income at the same time.

Florida scares me with insurance issues and constant threat of hurricane damage.

Not a good one to go with.
