For us its simple math, if we can sell it on the secondary market for 90 cents on the dollar, lets offer the borrower 5-10% discount to pay off the loan and we still win and the borrower also wins. 

You can't show up new to an auction like that and "win".

TIAErich your best bet would be to amortize it over thirty with a 5 year balloon. the issue with private lenders  vs. banks is private lenders use their money to lend and many times it may not keep up with inflation - so lending for that long does not make sense.

The seller needed to close quickly, and we were able to negotiate favorable terms to make it a win-win transaction.
