Moved about a month before the weather was going to get hot again ;). 

Reasons why:- modeling monthly returns is a major PITA i.e. high level of technical competence required- inter-year volatility including cash shortfalls is masked with annual only returns- in a live deal, you will always run into issues with reporting i.e. how do you compare forecast #s with actual #s. 

I like areas that are higher quality and can weather the storms of the cycles better. 

If you're building in FL your codes are a lot more strict due to the weather.

IRS is a non factor.. if they redeem they pay you your money back plus 9% interest.. but do not do any work to the property any improvements they don't have to pay for except to weatherize ..

Barring another Great Depression that shuts down the big banks or worse, I think having a big enough nest egg will allow weathering almost any storm.
