I wonder if even if the area is completely up to code if you could be sued if an accident occurred because it wasn't permitted?

My concern is that when the house is on the market I will not be insured for accidents that occur on the premises during showings or open houses. 

It happened by accident when a wholesaler reached out to me and told me if I found the deals, that he would bring the buyers, cutting not much for me, my thinking at first was that is how it is. 

I found some tenants in the apartment below me out of accident and I got a 5% "finder fee" which was awesome just for the possibility of it but it was almost no money.How much can I get to find tenants in that apartment?

Someone making 3X the rent should be able to handle most unexpected events. 

What sort of due diligence did you do to make sure the HOA is healthy and there are no unexpected surprises down the road?
