SFH always appreciate faster than multifamily, you can trade them with basically anyone in the world as opposed to multifamily (only investors) and you are separating your investments to many buckets so you can sell parts of your portfolio when\if needed.

To the degree, one is realistic, the probability of finding a replacement property increase.Say you want to sell a fourplex to trade into and buy via 1031 a 20 unit apartment building.And the market cap rate is 6% but you want to buy something that offers a 6.5% cap rate, you probably won’t be able to find it.

We call that subdivision prices and we'd go broke if we pay the same.But my contractors don't have to pay a salesman, we always have multiple jobs, we are easy to work with, I am not getting 3 estimates, I am not negotiating with them and I don't call them back to take care of some BS warranty.We have worked with most of our trades for many years and we take care of each other.

I think it's important to explain that not all advisors/planners work for companies that push commission based products, but it sounds like that is where your experience was.But, I do agree that it's probably a good idea to separate those roles though... and not bundle a "jack of all trades" into your financial life.CPAs often look in the short term, and not the long term.
