I always do one year leases and ask my tenant to renew a new one year lease.

That's a giant red flag for that grocer potentially declining to renew their lease, vegan gluten free customers don't want to walk through a cloud of cigarette smoke to get to their ethically sourced non-GMO organic avocado, and obviously the "no smoking within 50 feet" sign is going to be ignored by the customers of that neighboring business, who are all a bunch of smokers.

Then filed a non-renewal in july. 

I recently was notified that the insurance policy for my property is not being renewed. 

When is her lease up and can you simply not renew it? 

I believe I read a story where someone was purchasing a multi family and the seller ran to the tenants and renewed the leases that were expiring in a couple months at the then current (below market) rent.

My current HELOC matures 12/31/2024 and I'm thinking this bank will not want to renew the loan (I'll verify this of course) because I've accumulated rentals over the years, and now I have quite a few mortgages.

I want them out and not renew the lease.

The owner portal is limited; I can download my 1099 but not view detailed expenses.A significant issue arose recently when I explicitly documented a request for them to consult me before any tenant lease renewals.
