There are multiple options for the property, the hardest part may be deciding which one to pursue.

You want the ability to pursue both fo themf or unpaid rent, and you can't rent out half the house.When we have couples rent, we always designate the strongest applicant as primary on the lease to avoid getting involved with any disputes. 

Then you should have nothing to worry about.For many years now we have been telling investors to use their own expense deductions when calculating a return on investment.Our marketing team only quotes the “hard costs” as in - taxes, insurance and property management fees.We suggest discounting another 15% from the bottom line for maintenance and vacancy but I’d much prefer for everyone to OVERESTIMATE the expenses and UNDERESTIMATE the income using their own calculations.If the numbers work out then, the investment might be worth pursuing further.Classifying areas can sometimes get convoluted.Since I wasn’t born with a silver spoon in my mouth and consider myself a working class guy, my perception of B class might be someone’s of “Z class” lolMy advice to all is to visit town and see the areas for themselves.I’m confident they will be impressed.Especially if they have already toured other markets with similar price points to ours.Real estate is a rollercoaster of a ride and as much as we want to make it hands off/passive.

Have seen many investors ripped off by agents and contractors that screw OOS investors because they know they won't be watched closely.If you pursue, you'll need a GREAT & TRANSPARENT team.

DSCR loans are a great option for anyone that doesn't fit the conventional "box" - DTI isn't a factor, no employment info needed, no W2s, paystubs, tax returns, 1099s, etc. needed, you can close in an LLC if you want to and many lenders don't report to personal credit, so those loans won't affect your credit score/DTI for any conventional financing you might pursue in the future.

I would put a date on it for compliance, or note that I would be pursuing the matter through appropriate legal channels.   

While I have spent years reading, listening, and learning, we (my family) are finally in the place to seriously begin pursuing real estate investing.

The property has a 10-year structural warranty... perhaps that may be avenue I should pursue?

I wouldn't pursue it due to the lack of documentation/evidence.
