I plan to stay in this general area for at least the next 20 years and think buying real estate would be a great way to diversify my investment portfolio.So in almost any scenario you will come ahead buying vs renting over twenty years probably well less than half of that, but the investment you are making is a long term investment you probably won’t be able to leave after a year or two and rent for more than your mortgage, I’d really think about where you want to live medium-long term, than any investment metric, because the longer you stay the better the investment looks, and if you can move out sooner great, but I’d guess at minimum you’d have to stay 5 years before rents would catch up to your mortgage. 

Remember, confidence grows with each step, so take action and keep moving forward!

Another trick from investers I’ve worked with is chatting up folks at local meetups who’ve recently navigated the same municipality.. they’re often happy to share how fast or slow things move.

But, as my wife and I have done this over the past 5 years, we have found it moves less and less each time, and that we are essentially living the life we envisioned 5 years ago when we started this process. 

If it does happen with guest there, just get someone out to deal with it asap and move forward.

Moving forward, it may be prudent to send the notice 90 days in advance, check to see if they got it, and if they say that they didn't go ahead and post it on the door 60 days in advance.For the second part, you're going to need to confirm how contract law works in Nevada, but here in North Carolina if there is a signed lease that lease stands for the entire duration.

Add on top all of the Californians getting out of there and moving this way too, we'll see growth over the next 3-5 years+

It seems like a reasonable approach, but as you say, we'll have to wait to see what the final version of the law (if it indeed becomes a law) looks like, then figure out if a European corporation with third country investors is a reasonable solution.
