If the survivors and heirs of a deceased person do not take the will through the probate process in a timely fashion, it will eventually become null and void for purposes of transferring the property and the heirs will have to pursue other means if they want to take title.Fixes for title issues will be individual and based on the situation, but there are a few common techniques to have in your mental toolbox.

Not being chicken little here but I've heard of one occasion where a disgruntled & mentally ill tenant went to a landlords house and...ahem....did some damage let's just say....because they knew where they lived.

Well, I believe that most Realtors have an absolutely different mentality from real estate investors...yes, there are the "2 percenter" exceptions...but for the most part, they gravitate towards that commission.I've tried reprogramming many of them.

The whole assigning a contract (Subprime lender) mentallity is off the tableFraudulent and or inflated appraisals and the likes created a sizeable chunk of what we are seeing as a whole in the housing crisisI would seriously doubt Wachovia or any of the top tiered banks would still allow itI am curious which "federal law" it is that dis-allows selling a contract?

Thing is, its not that impressive what I have heard coming out of their mouths.That being said, neither of them really possess the inate drive to study on their own and learn this stuff, so in a way they need something like NRU or some other mentorship program to hold their hand and get through the mental parts.
