The main advice I would recommend is to begin networking.

Bathrooms if you can zero threshold people love those and as they age out they need it anyway but that would be for main level. 

The main factor is will rents cover the debt liability and can you sustain 3-4 months of no income to cover the debt? 

We are actually thinking about moving into the smaller unit. we are thinking if we should rent the main unit for long term rental or STR like airbnb but im afraid with airbnb, the non occupied days we may miss out on cash if its not rented out. 

This deal is mainly operated as a business so I think that makes the most sense.

I think the winter market concerns are really primarily only really worrying if you are looking at a larger SFR attracting families to due the "school year" issue - but other types of strategies I don't think its as much of a concern

I am only curious and trying to educate myself on sub to as it seems rather attractive to me as a non-US buyer who has access to emergency lines of credit, albeit, maybe limited to 200k. 

Indeed, you can get higher returns than that in the stock market at the click of a mouse and, when investing internationally, you'd typically want a higher return than you can get domestically or in the stock market, unless you're mainly looking for diversification or parking your money.On another unrelated note, I love your latest podcast episode.

You have to attract interested parties that are willing to sell you their property cheaply because they need to vacate ownership for one reason or another.

 @Jake Baker Love that strategy by being to attract tenants with affordability and getting the stable monthly cash flow compared to weekly rentals which may have a higher profit but a much higher risk making them not really viable in today's market.
