Instead of trying to actively manage investments in singles and doubles have you considered investing passively in syndications?

You could reach out to a few Property Managers in Salt Lake City to see if any of them would be able to give you advice for the area, as they would be familiar with the region and what to expect from the investment! 

Like the others mentioned, either 3.5% down if you intend to live in it.

Locals know that and you can see that in DOM. 

This is a move in the right direction.
