I am a newbie re investor and I was wondering what all experienced investors use to manage their own rentals? 

At this point I'm trying to figure if I should try to bring in an experienced partner to de-risk this build out or scrap the plan altogether and sell. 

Every other month it was spot on 12% return.Having said all that, I am currently experiencing some lag in performance with their new AHP Servicing fund which just opened to new investors November 2018. 

If you are a new investor they will still will work with you but due to being new you will pay a higher interest rate and more points than an experienced investor.

I'd talk to some investors experienced in sub-to, and possibly an attorney. 

I am very interested from hearing from you guys that have experienced this situation.

Then as you get more and more experienced you will be able to estimate it yourself from doing your own projects.
