I admire that you've handled most of the filings yourself, but I’d prefer to take a more hands-off approach.

Should I go with this architect person to handle it?

Much of my career was focused on REO properties, during which I ran a parallel small business that handled property inspections and performed BPOs for banks.

We handled everything in-house from the point that we acquired the properties to listing them on our website and pushing them out thru an internal sales force that did outbound calls to investors.

Learn to outperform the market by looking at property entry values and resale values based on improvement.

That is a really low entry price for sure.
