So you may get some guy 100 miles away and not real enthusiastic.2) Get some major item (like HVAC) they want proof it worked when you bought the house, like a 3rd party inspector3) If it does break and you make a claim, they'll tell the repair guy to do a patch to make it work.

Neither of us are lazy,and we're very enthusiastic about the deal.

The previous owner was a farming enthusiast and had rows of trees and veggies planted all over the yard.

At 78 years old, I am not trying to sell anything only to say "That you need to be darn creative, get up early, start every day with an objective, be enthusiastic, follow-up leads and be ethical in all that you do in the tax sale business." 

The experience with this property has me less enthusiastic about real estate than in the past.
