I think it's calming to a more normal 3-5% annual price increase.

In my experience, I have 20 years of calming cranky people down, and in my first rental.

You can do it more like mezz where maybe they get a preferred return and then there's a waterfall of profits after that. 

I would have to have the current tenants move.I retired earlier this year and will probably relocate or travel if things calm down with COVID.

Customer Service: the ability to calm upset clients or claimants when the claim turns negative.Correspondence: creating and writing documents that are shared with clients, attorneys, doctors, law enforcement, claimants, contractors, etc..

Summary: things may get a little wobbly but calm intelligent actions will prevail and things will go on and in 6 months to 1yr we will be through this and it will be more a blip than anything else....

It's not like attendees are pre-paying a fortune for a ticket to attend, but being a patron of the establishment is always a nice way to help keep our local businesses above water until the environment calms down. 

There is really nothing you can do other than stay calm and not let it mess up your mood.
