If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

They tend to have worked with a lot of PM's in the area and can help you weed out the good and bad options. 

Is it good or bad with a lot/little REI activity?

Canton the city is very difficult to know the good areas from the bad.

Kevin I’m not saying it’s a good or bad investment and this is nothing against your personally but at some point you will HAVE to fully dive in and fully understand the scope of your investment whether it’s turnkey or anything else if you are going to a chance at ‘controlling’ the outcome you are seeking.

Lenexa feels a bit too pricey for me, but Olathe seems to be growing, so that wouldn’t be a bad option either.

Eamon,Any time you face a major issue with a bank/lender and they fail to refund your money or it costs you money and a lost deal due to ignorance or bad lending. 

Another lesson I’ve learned is that buying a single family home as my primary residence to later lease to a tenant is a bad strategy unless I’m purchasing the property at a really low price.
