QBO is nice because any accountant or bookkeeper should be extremely familiar, plus it automatically pulls bank accounts, which saves some time. 

Just closed on this, and it's the final piece in my plan for a career shift. 

As previously mentioned, Columbus has shifted to more of an appreciation type market but there are still some deals that will show some cashflow.

I would recommend having an automatic exit strategy (e.g., after 3 years you sell regardless).

In my tests, at least, a service contract like a listing would automatically end, but a purchase contract should be honored by the estate unless the court decides it shouldn’t.

LA is a sprawl of smaller cities where people live and work, and most of those cities are fine. there’s a reason the south bay attracts residents and companies, and it’ll be a long long time before those fundamentals shift.
