When I listed it I adjusted the rent to be a little higher than the comparables in my area, because it was one of the nicer ones in the area but I can't seem to get a renter. over the last 26 days, I have had 46 inquiries and 14 applications, of those 14 applications about 5 of them passed the background check and credit history check. some of them I could not get ahold of their employer or landlord which was a red flag for me. 

This includes analyzing the performance of various channels and adjusting my messaging to better resonate with my target audience.

Does this strategy seem too intense for a first shot in the rental world?

I posted about this a few weeks ago but I wanted to come back and see if anyone has made any different adjustments to their investing since the new settlement has taken place (all around the US).

Theyre just ARMs with a different name and a one year adjustment period.

The loan amortizes out over 360 months but is a FIXED / Adjustable rate Note  until 1-2029 (THEN it will have interest rate changes every 6 Months thereafter) .
