Here you are the middleman and would take a cut of the loan, usually the points.

Obviously they take a cut of gross rents (8-10% in my area), but having a pro manage your unit for a year could give you some peace of mind.

It will also configure a cut and paste posting for Craigslist.

Here in Maine, we try to keep EMD to $6,000 or less as that's the maximum allowed in Small Claims - and every state is different.It seems like a cut and dried case. 

You're probably a smaller yard, that runs about $30 a cut so you'll get off cheap, but in the winters you definitely don't want a drunk college student slipping on your pavement and cracking their skull.   

@Matt Moore, take a cut off to a local lumber yard (not HD or other big box) and ask if they have a matching profile for exterior siding.
