Any suggestions on what to look for when inspecting apartment properties like these other than the typical aluminum wire, cast iron pipes, etc?

Wood floors are soft and scratch easily and would require refinishing with every new tenant where a better quality LVT with at least 12 mil wearlayer AND  A SCRATCH RESISTANT  FINISH like Aluminum Oxide or one of the newer Ceramic Finishes will last longer.

It was a long search to find a property that met my standards in terms of growth potential and having solid numbers on day 1 (especially in the southeastern Massachusetts area).

As far as I know, none will write a property with Knob & Tub or aluminum wiring. 

Many of my clients are selling their holdings in CA at low cap rates to purchase single tenant NNN properties in the Midwest and Southeastern U.S. 

Instead of trying to figure out whether I need to press 2 or 3, for example, I just wait for an operator to come on the line.When I was doing my door-to-door training (the Cutco knife division of WearEver Aluminum in those days), the sales manager told us if he didn't speak to the car sales person for at least 2 hours, he knew he paid too much.

No money budgeted for exterior at this time as brick has been completely redone years ago is in good shape, roof is still under a warranty from replacement 5 years ago, all windows have been replaced and wrapped with aluminum. 

Ac or armor clad is covered in section 320 and is defined as containing a continuous copper or aluminum conductor, intimate with the armor and continuous.

Is there anyone in the central/south eastern Indiana area that needs some help on the weekends or evenings and would be willing to kinda teach me the ropes ?
