It looks close enough to RPI and is on a bus line that we might get student tenants.  

He is getting incredibly worked up, all because I stressed the fact that rent is due on the 1st and I feel like he is abusing the fact that he has until the 15th before late charges are incurred.

Sure it's more than laminate, but one hot pan/pot on the laminate and you might be replacing it quick.I can't see the photos on my phone, but if you upgrade anything that will take abuse, and the HVAC, windows and roof are in good shape, you might be able to renovate in that $15k budget.

But really, wouldn't BP be a better place if we could trust that our personal info wouldn't be abused by other BP members?  

(This keeps them from overloading it basically) If it needs to be replaced we will do so unless there is evidence of abuse. 

I have seen the provision of a washer and dryer abused.

It is tied into other agencies/departments which together forms the institutional oversight of finance and the economy, that's something that follows the "R" goal of fraud and abuse in banking.

I also believe that some unions use their role in an abusive way. 

Domestic abuse, Violence, they have the police report and this would be the fastest and cleanest way to deal with the problem. 

now granted some investors have been abused horribly by purchasing in the very worst areas of Memphis and all the other turn key markets.. but really that's the investors fault.. they lack the knowledge and time to fully study and understand the market and the socio demographics they just look at return numbers and pick the highest on paper.
