@Jesse Mills  Just in the for whatever its worth file if I get a message from anyone that even looks canned etc I turn them in for spamming.. you need to make your messages somewhat personal and take the extra couple minutes.. don't just cut and paste

I would definitely increase the rents to where they make sense for the deal immediately, but keep them month to month just in case they are nightmare tenants.

@Justin Seng The majority of deals I've worked out for my clients have been non-REO.

I know it might not be as much to rehab the kitchen and roof but just in case it does I used these numbers.
