For $4M you could literally live in a castle in beautiful Summerlin in a brand new construction home in a gaurd gated community with manicured streets and Whole Foods and 10/10 schools nearby.

Out of the gate we need advice on a RUBS system that can alleviate pain or help in someway.

You can get a fairly new (10 years old) home, 4 bedrooms, and rents 3-4 weeks out of the month (@650 per week) in a gated community for $150-$200,000.

My only real criteria for the purchase were a decent inspection, finding no major issues, it had a large amount of square footage, and good income potential right out of the gate.

I have also realized that I don't have the time or skill to accomplish all the work.I posted an ad on craigslist to try to gain some useful contacts and the flood gates opened.  

Not sure what the rents are on this property, but building the reserves is going ot be so important out of the gate.

I received the following estimate for a fence:(Back) 5 panels, 6 posts $660.00(Left side) 6 panels, 9 posts gate included $795.00 .

As result, a family from the church who owns a fence company came and built a beautiful fence around the whole area including a gated entrance.

Many people prefer a gated community, a community pool, etc.

We had a HOA president of a small gated community break into a property and cause over $7,000 worth of damage after the occupants had left the property.
