Hi @Wave Taylor,We buy from wholesalers all the time.  

I pay a $75 a year fee which gets waved every time I take a draw and lock in a rate. 

Next wave will be young families who were in the multis and love walking to west end coffee roasters and the ball park but are starting a family and want a yard, dog, and grill. 

The moment lingers in my memory because I remember so very vividly the wave of nausea that overtook me.

I have another client that uses the free program "Wave Accounting".

But, some have been sounding the alarm for ten and twenty years, showing us with charts that Economies go around in longterm Waves and Cycles.

But more importantly I get to ride the wave of my fellow investor across the street.

Although it has appreciated in the last 10 years, it's the land that has gone up, and you are basically riding the wave of great market appreciation.If you can cash flow $500/door/month without living there, and only putting 3.5% down, then it will be a home run.
