Dave Ramsey would not be pleased, but he went bankrupt investing in real estate and is only rich because he tells people how stupid he was all day. 

The clients we work with who have found success letting us help them find highest and best use of properties, then we manage them for a year, and then pull out 60-70% of their money, and do it again - rather than waiting several years for a home run hit. 

I'd recommend working with a good strong property manager that lives in that area that can check on them.

Originally it was going to be a flip as the rehab will be super light and I thought it would make a great first attempt at fix and flip.It is $329,000 and after just paint and a few cosmetic touches (no more than $10,000 total), I was going to list it at $400,000 with confirmation from my realtor that things are moving quickly in this price point.

I am based out of Vacaville, and I also flip homes in the surrounding area.

You go out and buy an apartment house and then hire a property manager so you don't have to personally spend time on the property.

It will give you an entirely different prospective on investing, time management, and economic outpatient care.

@Basit Siddiqi Have you considered getting an assistant to manage all of those things rather than a property manager.  

It puts a face to management and allows to open doors for repairs if need be and makes them aware of who owns property now.

My manager is largely responsible for that.
