After listening to BP and other finance/real estate podcasts, I finally decided to get myself in gear and get active on here.

Sometimes we have to switch gears, do things differently, but if we adapt and rise above the situation we all come out a little better for it!

They're geared for where I live. 

It is sort of like a Quickbooks parallel that is geared specifically to real estate investors.I also use Cozy for handling rent collection, screening potential tenants, handling maintenance requests, syndicating listings, etc.

The full bath is attached to the master which would mean that if students were renting this unit (which is who it is geared to) one would have be entering the other's room.

@Ben Day I've looked at the websites for things like Cozy, Stessa, and TenantCloud; they all seem to offer services at a fee that I have been able do either for free or pretty cheap - Listings, I've gotten by pretty good with listing available units on Facebook Marketplace & local Facebook pages geared towards rentals, classifieds, etc.
