The other problem is scalability.  

But it’s fatiguing and not scalable.

But it does slow down your scalability a bit as the extra cash flow will help build up reserve that you can reinvest, etc. 

So, if you're concerned about scalability, don't be.

@Kevin Romines Scalability, sharing the wealth, and timing.Mainly on the scalability is that the traditional loans done 100% fund properties because you have to have skin in the game, and there is only so much collateral I can bring to the table before it is fully leveraged and I can no longer get traditional loans. 

Most people probably want to take the more scalable approach and target that D4D list you compiled with direct mail.

For example you can expect the majority of your mailers to mostly end up in the garbage in a hot market, your bandit signs to be taken down every week and you have to pay a fine because it's not allowed in your market, and driving for dollars just isn't a scalable way to find leads.

For me, it's simply size and scalability.
