The irresponsible utilization of the sub to method of transferring real estate being promoted by a well known guru ( with past legal troubles) to naive, inexperienced, and under capitalized “investors” will  lead to restrictive legislation negatively affecting the ability of responsible investors, desperate homeowners, and home buyers unable to qualify under high interest rates from doing a successful sub to transaction.

For example, a lot of large S&P has HQs in Minnesota, then expect each of those companies has started to build one inside the state. in the silicon forest ( hillboro Or) they are restricting new ones.. because the amount of power and the fact that they do not bring the jobs compared to other tech.

Here is the specific language from Assembly Bill No. 68:a local agency, special district, or water corporation shall not require the applicant to install a new or separate utility connection directly between the accessory dwelling unit and the utility or impose a related connection fee or capacity charge, unless the accessory dwelling unit was constructed with a new single-family home.If the Planning Department is telling you that you need separate utilities and you're adding an ADU to a lot with an existing SFR, refer them to the above language from AB 68.

I did so because at the time to purchase the property was about half the cost of renting, and there were no STR regulations in Curry County or really beyond..I recognized early that the regulations that quickly developed to restrict my BNB business in Los Angeles were likely to reach other areas and by being ahead of the curve, could own a long term vacation rental, in a land I wanted to be anyway, before there were rules that would prevent that goal.
