We added a door that we deadbolt to separate our side from the airbnb side, and I had to have some electric outlets and an overhead light to the airbnb side, but other than that everything was updated already and we just had to furnish the property which was really nice and made the process pretty easy. 

I will balance this by purchasing hardware, light fixtures etc. on amazon.

I ended up living here longer because I got into real estate full time and didn't have the energy to finish fixing up, but moved out a couple months ago and it's almost ready to rent out as 2 units for Airbnb's or mid-term.

It's going to drive you crazy and you've got bigger fish to fry... you're building your business and all the stress and energy you are pouring into this is taking away from that. 

The time, energy, and lifestyle capital can drain your resources when you need to visit, build your team, manage your team, and how and when to exit. 

However, fees should mainly 'keep the lights on' for the sponsor.

The guy who quoted 70K said that I should tread lightly because he sees many issues throughout the home potentially.

-Sauna-Hot Tub-Patio/courtyard (large cement tiles on crushed bluestone with lighting, natural gas line to bbq)-Secondary patio off primary suite-Losing sq feet in the primary bedroom to enlarge the bathroom-High grade cabinets-Appliances with cabinet fronts-High end appliances (Viking/Miele instead of GE Cafe)-Outdoor shower (teak box walls with a dry well beneath the footprint)-Wiring for Cat6 to every room-Wiring for surround speakers (or including the speakers that are built into the walls)-Sonos whole-home audio system-Hardwired cameras (with on-site storage) to the exterior of the house-Smart features: thermostats are a given, but how about light fixtures, switches, aromatherapy, fans ... anything else?

A realtor that you are wanting needs to be new and fresh enough to the have energy and willpower to work their a#$ off, but also have some experience and education to bring to the party. 

The other thing is that when roots get in once, they can get in forever, and a tree cut down can still have root growth until all energy stored is exhausted.
