Sometimes am baffled by the complete lack of intelligent thought. 

This is about as intelligent of a statement as "Greg R. provides good posts on the forums but if he starts hanging out with criminals, then he can easily evolve into those guys." 

I expect that you would understand that concept (yes, I do highly respect your intelligence despite my teasing)...but a lot of people would actually think that what you said was the truth...

However, the ones that are intelligent and capable should not skip college because they have romantic illusions of becoming an entrepenur or real estate mogul either.

It takes intelligence and ability to learn.

I mean it's good to have empathy and emotional intelligence however you have to treat this like a business and not a hobby. 

OTH, the payoff is a bit of intelligence that may lead you to an offer, especially if there are other liens involved, a senior lien holder will be squeezing junior lien holders to reduce amounts needed to give clear title, you can see how the game may be played out.

You have to really love the game.As an investor, I am looking for an intelligent, logical individual with a dogged determination to make us both rich.

It is knowledge and understanding, and knowing where you are at and having the capability to exerise intelligence in selecting what is best for you to get started with.
